Façade and roof · cost

What decides the cost of façade and roof work?

External work is priced around two things the owner rarely thinks about first: how to reach the surface safely, and what is really causing the problem you can see.

In short

Façade and roof work on a house is driven by access (scaffolding, platforms, roof safety), the real cause of cracks, damp or leaks, the area and condition of the surface, the materials chosen and the paperwork the town hall may require. A quote that prices only the visible repair without addressing the cause is likely to be cheaper and to fail sooner. In apartment blocks, façades and roofs are usually shared elements decided by the owners’ community. We quote external work after a visit and recommend a technician where a diagnosis is needed.

Why does access matter so much in external work?

Painting a wall at ground level and painting the same area two floors up are different jobs. Once work is above a safe working height, it needs scaffolding, a mobile platform or another form of protected access, and that equipment has to be delivered, erected, inspected and removed. On a hillside villa, scaffolding may need to stand on terraces or steps, and the route for materials may cross a garden or pool area that also needs protection.

For roofs, safe access is even more important. Pitched roofs need edge protection or anchor points; flat roofs need safe routes and protection for the waterproofing underfoot. These items are not optional extras. In a good quote they are listed as their own lines, so you can see how much of the total is access and how much is the repair itself.

Which lines appear in a façade quote?

  • Scaffolding or access equipment, including erection, hire period and removal.
  • Protection of windows, floors, gardens and pools.
  • Cleaning and preparation of the surface (m²).
  • Removal of loose render and repair of cracks (m² or ml).
  • Treatment of exposed steel in balconies or edges, if found.
  • Render or base coat where needed (m²).
  • Paint or finish suitable for exterior use (m²).
  • Sealing around windows and penetrations (ml).
  • External insulation as a separate chapter, if chosen.

Our sister site reformavillascostadelsol.eu explains façade options and external insulation from the technical side.

Which lines appear in a roof quote?

  • Access and safety: scaffolding, edge protection, anchor points.
  • Inspection and opening up to find the cause of a leak.
  • Removal of tiles or old waterproofing, with debris disposal (m²).
  • Repair of the roof base where damaged: boards, screed, battens.
  • New waterproofing membrane on flat roofs and terraces (m²).
  • Tiles re-laid or replaced (m²).
  • Flashings, ridges and eaves (ml).
  • Gutters and downpipes (ml).

Structural elements — beams, rafters, slabs — need a technician’s assessment before any figure is reliable. If the roof is made of asbestos-cement sheets, removal must be done by a registered specialist such as retiradauralitamalaga.eu.

Why does the cause of a problem change the price?

A crack, a damp patch or a ceiling stain is a symptom. Its cause can be movement in the structure, water entering through a failed flashing, a terrace whose waterproofing has expired, rising damp at the base of a wall, or simply condensation. Each cause has a different repair and a different cost.

If a quote proposes to fill the crack and repaint, without saying why the crack appeared, it is pricing the symptom. That may be fine for a hairline crack in render; it is not fine for a crack that keeps reopening. Where the cause is unclear, the right first step is a diagnosis by an architect or surveyor (arquitecto or aparejador). We do not prepare technical reports, but we tell you on the visit when we think one is needed, so it can be budgeted. Our guide on unexpected costs explains how to plan for this.

Scenarios without figures: three external jobs

Job 1 – repaint. Single-storey villa, render sound, minor hairline cracks, paint faded. Lines: low-level access, protection, cleaning, crack filling, two coats of exterior paint.

Job 2 – terrace leak. Flat terrace above a bedroom, stain on the ceiling below. Lines: inspection, removal of tiles and old membrane, base repair, new membrane, new tiles, edge and drain details, then repair of the ceiling inside.

Job 3 – full façade. Two-storey house, loose render in places, corroded balcony edges, single-glazed windows. Lines: scaffolding, removal of loose render, steel treatment, new render, paint, window sealing; windows as a separate chapter.

Each job may start with the same photo of a tired house. The diagnosis is what turns it into a quote.

Does external work need a permit, and does that affect the cost?

External works generally involve more paperwork than interior refreshes, because they affect the appearance of the building, the street or, in some cases, protected areas. In Andalusia, the regional planning law (Ley 7/2021, known as LISTA) distinguishes works that can be carried out with a declaración responsable from those that need a licence; each town hall publishes its own requirements and forms. Scaffolding on a public pavement usually needs its own municipal permission (to be verified with your town hall).

Municipal fees and taxes are paid by the owner to the town hall and depend on the scope and the municipality. We do not process licences, but we flag them so you can include them in your budget. In apartment blocks, façade and roof decisions normally belong to the owners’ community, not to the individual owner.

How do we quote façade and roof work?

Send photos of each side of the house, close-ups of cracks or damp, the roof if it is visible from a window or terrace, and the ceilings below any suspected leak. Tell us when the problem appears — after rain, all year, in winter only — because that helps identify the cause.

On the visit we look at access, the surface and the likely cause, and tell you if a technician should assess it first. The quote lists access, protection, preparation and repair as separate lines, with VAT shown separately. For the whole-house context see villa renovation cost, and for the decision between doing everything now or in stages, read options when the budget falls short.

FAQ

Frequently asked questions

How much does it cost to repaint a villa façade?

It depends on height and access, the condition of the render, cracks and the finish. We quote access, preparation and paint as separate lines.

Why is scaffolding such a big line?

Because it covers delivery, erection, inspection, hire and removal, and is required for safe work at height.

Can you fix a roof leak without knowing the cause?

Not reliably. Inspection and, where needed, a technician’s diagnosis come first.

Is a terrace leak a roof job?

If the terrace is above a room, yes: its waterproofing works as a roof and is quoted that way.

Do I need a permit for façade work?

Often more paperwork than for interior work. Requirements depend on the scope and the town hall; we flag them but do not process them.

Who decides on façade work in an apartment block?

Normally the owners’ community, as the façade is a shared element.

Do you remove asbestos-cement roofs?

No. That must be done by a registered specialist.

Is external insulation part of a façade quote?

Only if chosen. It is a separate chapter with its own lines.

Are gutters included in a roof quote?

If they are part of the scope, as their own line in linear metres.

How do I request an external works quote?

Send photos of each side, close-ups of damage and when the problem appears, by WhatsApp or the form.
