What drives the cost of renovating a villa or house?

A house is not a large flat. It has its own roof, façade, stairs, terraces and services, and the quote has to account for all of them — even the parts you were not planning to touch.

In short

Renovating a villa or townhouse adds cost drivers that flats do not have: several floors and stairs, a private envelope (roof, façade, windows), longer service runs, outdoor access for materials and debris, and often a mix of original and later extensions. The interior chapters are the same as in a flat, but their quantities and the logistics around them change. We quote houses line by line after a visit and flag early anything that needs a technician.

Why is a house quote structured differently from a flat?

In an apartment, the building’s owners’ community looks after the roof, the façade and the main stacks. In a detached villa or a townhouse, all of that is yours. Even if you only want to renovate the interior, the quote has to consider the condition of the envelope, because a leaking roof or a damp wall will undo new finishes.

Houses also tend to have been altered over the years: a terrace enclosed, a garage converted, an extension added by a previous owner. Each part may have different floor levels, different services and different construction. A good quote treats them as separate zones rather than applying one rate across the whole floor area. This is why we always visit a house before quoting, and why a first assessment from photos is more provisional for a villa than for a flat.

Which chapters appear in a house that a flat does not have?

On top of the usual interior chapters, a house quote may include:

  • Stairs: new treads, cladding or balustrade finishes. The structure of a new staircase needs a technical project.
  • Façade: repair of render, cracks and paint, sometimes external insulation.
  • Roof: tiles, flashings, gutters, eaves.
  • Windows and external doors.
  • Terraces and balconies: waterproofing and finish.
  • Hot water and heating: generators, underfloor heating or radiators, by authorised partner installers.
  • Scaffolding or access equipment for external work.

Façade and roof costs are explained on façade and roof cost. Outdoor paving and pool surrounds are not part of our scope; for those, see adoquinadomalaga.eu.

How do size and number of floors affect the quote?

A larger floor area does increase quantities — more square metres of floor, more walls to paint, more points to wire. But the relationship is not linear. Several floors mean more vertical service runs, more stairs to carry material up and down, and more protection to keep finished areas clean while work continues elsewhere.

Ceiling heights matter as well. Double-height living rooms, common in villas, need scaffolding towers for painting or ceiling work, and large windows need protection. Long corridors and many small rooms create more cuts in tiling and more door frames than an open plan of the same area.

That is why a figure per square metre built is particularly misleading for houses: it hides the very features that make the property attractive.

Scenarios without figures: three houses of similar size

Townhouse on two floors. Original bathrooms and kitchen, sound roof managed partly by the community of the development, painted façade in fair condition. The quote is mostly interior: two bathrooms, kitchen, floors, paint, services. External work limited to repainting balconies.

Detached villa from the 1980s. Original services, single glazing, a terrace that leaks into the room below, tired render. The quote now includes the interior chapters plus terrace waterproofing, façade repair and window replacement, each as separate chapters, and scaffolding.

Village house. Thick stone or mixed walls, uneven floors, a timber roof structure, small rooms. Before any figure, a technician should assess the roof and walls. The quote is staged: investigation first, then the defined work.

Similar floor areas, three different logics. That is the core reason we do not quote houses by area.

How do access and logistics change a villa quote?

Many villas on the Costa del Sol sit on hillside plots, on narrow private roads or in gated developments with rules on delivery hours and vehicle size. If a lorry cannot reach the gate, materials are moved by smaller vehicles or by hand. If there is no room for a skip, debris is bagged and removed in several trips.

Distance between the street and the house, steps down to the entrance and the need to protect gardens and pools along the route all appear in the quote, either as their own lines or within strip-out and debris. Developments run by a community of owners may also ask for advance notice or restrict noisy work at certain times. Our cost factors page explains how access is priced.

What should be checked before a house quote is final?

Some issues should be investigated before a house quote can be firm, because they change the scope rather than the finishes:

  • Roof leaks and damp: the cause needs a diagnosis, otherwise you pay twice.
  • Cracks in walls or around openings: may need a technician’s assessment.
  • Septic tank or drainage connection on older rural properties.
  • Asbestos-cement roof sheets, pipes or water tanks, which require a registered specialist such as retiradauralitamalaga.eu.
  • Works affecting the façade, roof or volume, which usually need more paperwork than interior works.

We do not prepare technical projects or process licences, but we point these items out on the visit so they appear in your budget from the start.

How do we quote a villa or house?

Start with photos of each room, the exterior from all sides, the roof if visible, the terraces and any damp or cracks, plus the approximate built area and number of floors. We reply with a first assessment of the chapters and the open questions.

The visit is longer than for a flat: we walk the plot and the access, check the envelope and services, and agree with you which zones are in scope. The itemised quote is organised by zones and chapters, each line with unit, quantity and description, and VAT shown separately. FAQ

Frequently asked questions

How much does it cost to renovate a villa on the Costa del Sol?

It depends on the interior scope, the condition of the roof, façade and services, access and the number of floors. We quote by zones and chapters after a visit.

Why not quote a villa per square metre?

Because floors, stairs, double heights, the envelope and access change the work far more than the area alone.

Do I need to fix the roof before renovating inside?

If it leaks, yes. New interior finishes under a leaking roof will be damaged again.

Is scaffolding included?

When external work requires it, scaffolding or access equipment appears as its own line.

Do you do outdoor paving and pools?

No. We focus on the interior and the envelope. Paving is handled by a separate specialist network.

Does a gated development affect the quote?

It can, through delivery restrictions, working hours and access for vehicles.

Can you renovate a village house?

Yes, but roof and walls should be assessed by a technician first, and the quote is often staged.

Who does the heating and hot water?

Authorised partner installers, under our coordination.

Will the façade work need a permit?

Often more paperwork than interior work. Requirements depend on the town hall and the scope; we flag it, but do not process it.

How do I start?

Send photos of the inside and outside, the built area and number of floors. We follow up with a visit.

Send us photos and the approximate floor area

A few photos and a rough square-metre figure are enough for a first assessment. If it suits you, we then visit the property and prepare an itemised quote, line by line.
